Following a phase of evaluation trenching, the site was further investigated as a series of excavation areas partly based on the sequence of pre- and post-demolition works by the developer - some areas were contiguous, others separate. The south-western corner of the Site was numbered as Area 2SW, with the main Area 2 and Area 2SE excavation areas further to the north and east. Area 3 was situated to the north-east of the Site and overlapped with Area 4 to the north-east of evaluation Trench 3. Area 6 was located in the south-central part of the Site west of evaluation Trench 3. Two additional trenches 10m long and 2m wide were excavated at the northern part of the Site, west of Cross Spencer Street. These were numbered as Trenches 1 and 2. A separate excavation Trench 3 was also located at the south of the Site, north-east of evaluation Trench 3. A general watching brief was also maintained during ground works across the Site. The probable early course of the Sincil Dyke was recorded, along with the partially robbed-out masonry remains of medieval walling and a large boundary ditch on the same general alignment. The remains of stone walls and internal and external surfaces associated with medieval and post-medieval buildings were recorded, along with several phases of metalled medieval road surfaces and other medieval and post-medieval features including kilns and ovens, wells, pits and postholes. The stepped stone footings of a previously unknown medieval or post-medieval semi-circular structure or bastion were revealed too.
