Goal. To consider the main problems and discuss proposals for improving the state cadastral valuation of agricultural land. Methods. Determination of the state cadastral valuation of agricultural lands on the example of the Kaluga region, using the modeling method based on the income approach and taking into account the current economic situation in the real estate market. Results. There are three price zones on the territory of the Kaluga region according to the main characteristics: proximity to the capital region, distance from the regional center, proximity to paved roads, and developed infrastructure. When characterizing the price zones of the Kaluga Region, in order to build a model for calculating the cadastral value of land plots in the Agricultural Use segment, it seems advisable to build a statistical model based on a comparative approach. Conclusion. The lands of various types of permitted use of the segment (01) "ag-ricultural purpose" are calculated using the modeling method based on the income approach. The specific indicator of cadastral value calculated by this method varies slightly depending on both the proximity to a certain estimated area and the type of permitted use.
