Historical buildings are an important part of the cultural heritage of cities and their preservation is a protection strategy for present and future generations. The theories of conservation and restoration of the 19th and 20th centuries are the basis of modern adaptive reuse of buildings, but they are not always applied in practice. This article analyzes the theories of conservation and restoration, and their application in modern practice, in order to provide a holistic understanding of this strategy for the preservation of cultural heritage. The main types of buildings for a new functional use are considered.
