The current actual problem of creating a new living environment in cities as a part of their socio-economic development is highlighted. The formation of residential complexes in Lviv in the context of the housing construction development in Ukraine since 1991. The current concept of residential building placement in Lviv is characterised. The examples are analysed and the planning-functional organization of modern residential complexes is observed. Urban planning techniques aimed at creating a convenient space for residents are revealed. In contemporary housing construction, there is a reduction in the scale of territory planning: the principles of planning residential areas have reduced to the scale of residential complexes and somewhat changed, taking into account the requirements and challenges dictated by contemporary society. The development of pedestrian accessibility is observed, but along with this, this accessibility comes down to the fact that residents may not go beyond the boundaries of the home territory, having a full range of services, and taking into account the realities of recent years (quarantine, full-scale invasion of the russian federation), the need to go to the office is increasingly disappearing. The problem of storing private vehicles remains relevant, even though the concept "yard without cars" is being successfully implemented and the size of parking lots in residential complexes is increasing. The intensity of new residential areas construction in Lviv (Zboyshcha, PidHoloskom), which briefly stopped after the beginning of a full-scale invasion, leads to an insufficient number of educational institutions. This particularly applies to schools, because both developers and the state are reluctant to invest money in such construction. In new areas, residential construction is growing, and the territories provided by the detailed plan of the territory for educational institutions remain empty for many years. The state regulation policy of construction remains relevant even in the conditions of a free market, but it requires innovative approaches and comprehensive analysis. The majority of urban planning documentation is developed on the request of private developers, taking into account their financial interests.
