The home loan industry in India is no older than 4 to 5 decades (Sharma, 2024) and has evolved from being a concept that benefited only the rich to a household name. These years have seen many substantial reforms, additions and subtractions in the process of lending and availing home loans. This paper tries to simplify the nitty-gritty of home loan application and procurement for the first time applicants. It primarily aims to assess the functioning relationship between home loans and certain demographic factors. The paper primarily discusses three major demographic factors in detail and briefly mentions some others. The elements that form the subject matter of this research are the demographic factors of age, employment and education and their contribution to the process of ascertaining the probability to avail home loan for the first time buyers. During the due course of the research, the study shall also discuss the typical process of availing a home loan, the current situation of the home loan market, different parameters or criteria required to be met by the loan seekers and the issues that may arise. Eventually, the research shall include some of the key suggestions for the new applicants, in order to assist them in increasing their chances of procuring the loan amount. Finally, a take-away crux of the entire research will be narrated in the conclusions section.
