Problem statement. The purpose of a residential area is to be an optimal environment for the implementation of social functions: living, everyday life, recreation, and non-work communication. A residential area is a structural and planning element of a city's residential zone, from the design of which to the formation of a full-fledged functional and architectural and planning structure, a significant period of time passes. This creates a situation when, at a certain historical stage of the development of a residential area, its static “form” comes into conflict with new social, economic, environmental, technological, and architectural and urban planning requirements for the organization of human living space. This problem is relevant for many modern large cities, including the city of Dnipro. The tasks of transforming residential areas consist in solving a number of issues related to the modernization and adaptation of residential areas to modern requirements, taking into account the trends in the development of the city in the future. Purpose of the article. To investigate the architectural and urban planning aspects of the transformation of residential areas of a modern large city using the example of the city of Dnipro. Conclusion. The main provisions on the purpose, structure, planning and development of a residential area are determined. The trends in housing construction and the stages of transformation of the spatial composition of residential areas in European countries, the domestic experience of housing construction in Ukraine, the stages of the formation of residential development, the history of the design and construction of residential areas of the city of Dnipro are studied. Based on the analysis of the features of residential and public development in different historical stages of the development of the city of Dnipro, seven structural and planning areas are distinguished: the central district of the city within the historical area; the central district of the city outside the historical area; residential development along architectural and planning axes, highways of urban significance; residential areas, development by residential groups; areas of estate development; area of estate development of Dnipro old houses; coastal areas of the water-green diameter of the Dnipro River. Taking into account the geography of the location and the nature of the integration of residential areas into the structural and planning framework of the city of Dnipro, they can be combined into four groups: coastal residential areas of the left bank of the Dnipro; coastal residential areas of the right bank of the Dnipro; “mainland” residential areas of the left bank of the Dnipro built on flat terrain; “mainland” residential areas of the right bank of the Dnipro built on complex terrain. The current state of functioning of residential areas has been analyzed, the main problems have been identified, and the architectural and urban planning aspects of the transformation of residential areas of the city have been determined. Dnipro: modernization and reconstruction of the housing stock, increasing the energy efficiency and environmental friendliness of buildings, integration of Smart technologies in construction, development and improvement of engineering, transport, and social infrastructure, landscaping and beautification of territories, creation of a social, inclusive environment, sustainable development and improvement of ecology, improvement of the structural, functional, and architectural and planning organization of the residential area.
