pThe paper deals with the analysis of open spaces in newly built apartments in Serbia. The research was conducted as a case study of selected examples of newly built or under-construction apartments in the city of Niscaron;. Considering the trends in residential construction from the post-socialist period to the present day, as well as the investor-driven focus on profit, which is a characteristic feature of so-called investor architecture, highly prevalent in Serbia, the assumption is that open spaces within apartments are not given much importance. On the other hand, open spaces are crucial for a healthy life and comfort within the apartment, so their functionality is of great significance. In this regard, the paper investigates the current state of open spaces in new constructions and possibilities for their improvement. The goal of the paper is to evaluate the treatment of open spaces within the functional structure of the apartment, their role, impact, and importance for residential comfort. The main scientific methods applied in the research are analysis, synthesis, comparison, and modeling./p
