Cultural and natural heritage plays a significant role in the unique characteristics of historic areas, particularly the elements that comprise their structure and identity. Rapid urbanization has led to negative consequences in historical places and requires new approaches to urban planning. Bukovička Spa was chosen as a case study to analyze the threats and opportunities in historic areas of spa towns. Through a chronological review of urban plans and documents, we observe several aspects of urban pressure on historical centres, including changes in forms of urban landscapes, functions, and significance focusing on social and cultural transformations. Based on the result, we suggest a new approach to tourism development plans for historical spa towns by integrating cultural and natural heritage. By contrast to large-scale privatization projects, the new approach, as an integral part of the tourism development plan, contributes to a more objective perception of the cultural and natural heritage and emphasizes the importance of urban planning in preserving historic areas of spa towns.
