The article is devoted to the study of trends in the rehabilitation of industrial territories for resi-dential development in coastal areas within the boundaries of a large city. The analysis of domestic and foreign project experience has revealed four main types of rehabilitation of urban areas. A number of factors influencing the formation of comfortable residential buildings in former industrial areas have been identified.
