As China’s construction industry steps into the second stage of development, i.e., the stage of new construction and maintenance and renovation. Many cities in China will face problems such as reconstruction and renovation of old districts. Especially in those cities with a shortage of land resources, the transformation of old districts is one of the effective measures to enhance the city’s image, improve the citizens’ sense of belonging, and increase the competitiveness of the city. However, in certain areas of certain cities, the renovation of old residential areas cannot proceed smoothly due to lack of financial support, limited room for improvement in economic and social benefits after renovation, and low participation of community residents. Therefore, this paper applies the Analytic Hierarchy Process to analyze various factors that affect the renovation of old residential areas, and proposes corresponding countermeasures, in order to provide certain reference for the renovation of old residential areas in the field of urban renewal.
