Desk based assessment draws together the available archaeological, historic, topographic and land-use information in order to clarify the heritage significance and archaeological potential of the site. The assessment has established that there are no recorded archaeological remains from the prehistoric, Roman, Saxon, Early Medieval and Medieval periods within the site and that there is limited evidence in its surroundings. there is potential for the proposed development to impact the below ground remains of a late 19th century race course grandstand in the south of the study site. The archaeological potential across most of the site will be reduced due to previous development associated with the construction of early to mid-19th century railway lines in the north of the site and more recent late 20th century warehouse development across most of the site. It is probable that should ay archaeological remains be present which pre-date these structures, they would have been either severely truncated or destroyed. Therefore due to thelimited archaeological potential of the site, it is suggested that the programme of archaeological works can be undertaken as a condition of consent of the application.
