A programme of archaeological monitoring and recording was mounted on the groundworks for a pair of new semi-detached residential dwellings. The monitored groundworks comprised the mechanical excavation of the foundations along with simultaneous internal mechanical ground reduction within the area of the new build footprint. No archaeological activity was identified on this site and there were no finds. A modern domed and brick lined soakaway was recorded within the north-eastern portion of the new build footprint along with an associated service trench that connected this feature to the nearby Fair View to the north, a dwelling constructed in 1927. The site deposit sequence consisted of a topsoil horizon along with an alluvial horizon with evidence for charcoal flecking and staining, but no discernible archaeological features.
