Enugu Life Style and Golf City Housing Estate was proposed by Private Estate International West Africa Limited. This is one of the results of private estate developer’s partnership efforts with the Government of Enugu State towards affordable and sustainable housing in the state.In line with EIA laws of Nigeria, particularly section 33 of Urban and Regional Planning Decree No. 88 of 1992, the author was commissioned to carryout the study which was executed in partnership with EDMISA Nigeria Limited in 2011. The purpose of the study was to identify, predict and evaluate the projects impacts, both beneficial and adverse, with a view to eliminating or minimizing adverse impacts and optimizing its benefits. Leopold impact matrix method was applied in the assessment. The analysis result was 60% impact rating which indicates acceptable level. Based on the analysis, findings and result, recommendations were made including the project approval.
