This article examines the concept of the green cadastre and the role of the ecological passport within real estate cadastral systems. The study is based on the analysis of international frameworks and reports (RICS; World Green Building Council; UNEP). It highlights the limitations of traditional cadastral systems, which primarily focus on legal and technical aspects while lacking comprehensive information on environmental impacts.The research emphasizes the importance of integrating environmental indicators into cadastral records through the green cadastre approach. Special attention is given to the ecological passport as a tool for assessing the environmental condition of real estate objects, including soil quality, pollution levels, and natural risks. The study also explores the role of environmental monitoring and the application of Geographic Information Systems (GIS) technologies in ensuring accurate data collection, analysis, and visualization.The findings suggest that the implementation of green cadastre systems significantly improves environmental monitoring, supports sustainable land management, and enhances decision-making processes in urban planning and real estate development. The study concludes that the adoption of ecological passports contributes to environmental protection, prevention of soil degradation, and the promotion of sustainable development principles (RICS; World Green Building Council).
