This study assessed commercial land use perceptions in Obio-Akpor Local Government Area (LGA) and their effects on the environment, socio-economic conditions, and quality of life. Utilizing a comprehensive questionnaire survey, data were gotten from 390 respondents on; the spatial distribution of commercial establishments, understanding their characteristics, assessing the dynamics and drivers of change, and analyzing the environmental and socio-economic implications. The findings revealed that commercial land use patterns in Obio-Akpor LGA were perceived to have significant negative environmental effects, with many respondents citing issues such as pollution and waste as major challenges. Despite this, there were pockets of positive perception related to improved environmental management. Socio-economically, while commercial development led to enhanced economic opportunities and services, the benefits were not evenly distributed across the LGA, leading to varied perceptions of these benefits. The study also discovered that commercial growth exhibited mixed effects on the quality of life, with some residents experiencing improvements and others facing challenges like increased congestion and loss of residential areas. Key drivers of change in commercial land use were population growth, economic development, and urbanization, with infrastructure development playing a crucial role. In conclusion, the study recommended a balanced approach to commercial development in Obio-Akpor LGA, emphasizing sustainable practices, equitable distribution of economic benefits, comprehensive urban planning, and community engagement. Those measures were needed for economic growth and mitigation of environmental and social challenges for a sustainable development of the area.
