This article examines the issue of intensive land use and the environmental sustainability of a municipality. Based on an analysis of the land and its suitability for agricultural production, a landscape-ecological zoning of the territory was developed, and favorable regimes for further agricultural land use were established. A methodology for developing a model of the ecological-economic framework for the territory of the Azov Municipal District, Nizhny Novgorod People's Republic, Omsk Oblast, is proposed, and its structure is presented. The model of the ecological-economic framework for the territory is graphically represented in a drawing created using modern GIS technologies and interactive digital maps. Measures are outlined to preserve and restore natural resources and agricultural landscapes.
