A Level 3 Building recording survey and report were undertaken in 2018-19 to record the building prior to its demolition and development of the site. The site comprised a nineteenth-century industrial building and adjacent yard which had been converted into offices. the existing building was constructed between 1887 and 1898 as a timber merchants which included drying floors. The original building would have included a number of large open floors as was typical of many nineteenth century industrial structures. During the twentieth century the building was subject to several phases of refurbishment which has resulted in almost the complete loss of all fixtures and fittings, a factor which has detracted from significance. The building was comprehensively photographed internally and externally and existing scale drawings reproduced in the report. Documentary archive research was undertaken, including a site visit to the Hackney Archives.
