The article considers the area of life cycle time management of construction of large-scale and technically complex unique objects. In particular, the authors of the study raise the issue of time reservation to compensate for the risks of untimely fulfillment of contractual works and failure of commissioning of construction projects. The review of normative, legislative and scientific base on the subject of the research is carried out. The methodology of time reserve distribution between the project participants according to the ascending or descending scheme depending on the initial conditions is given. It is emphasized the importance of including the results of the calculation of time reserve allocation in the construction schedule. The formula for calculating the costs that depend on the value of a certain reserve is presented. It can be represented as the sum of the probable value of penalties payable in case of delay in the works assigned to the contractor, and additional costs arising from the creation of increased capacity of the construction and assembly organization.
