Abstract

Purpose Facility maintenance management (FMM) faces ongoing challenges primarily due to the inefficiencies of existing approaches in streamlining information flow, resulting in increased costs and reduced productivity. This study proposes a comprehensive framework that integrates building information modeling (BIM) and augmented reality (AR) to enhance FMM procedures. Design/methodology/approach To achieve this objective, the proposed framework incorporates a dedicated BIM interface for maintenance managers and an AR interface for field workers, both of which are integrated with a cloud database. The AR interface features an innovative simultaneous localization and mapping (SLAM)-based registration method, eliminating the need for prior site scanning and reducing development costs. The framework supports both preventive and emergency maintenance workflows by providing relevant information to managers and field workers. A case study was conducted to evaluate the framework's usability by implementing a prototype system in the engine room of an auto parts manufacturing factory. Findings The usability of the proposed system was evaluated through two test scenarios, followed by questionnaires to assess performance and user satisfaction. Results indicated high satisfaction with the BIM interface (88.13%) and the AR interface (83.75%). Moreover, participants found the framework effective in enhancing productivity in daily maintenance tasks, improving navigation to work orders and facilitating collaboration through cloud-based databases. Originality/value This study contributes to the body of knowledge in the FMM area by proposing a novel framework that integrates BIM and AR to support maintenance tasks, aiming to achieve greater practicality and cost-effectiveness. Furthermore, it highlights the need for ongoing research into such integrations in FMM, pointing to a promising direction for enhancing maintenance management systems.
