The research focused on analyzing the increase in the basic basket of construction materials and its impact on the growth of the residential industry in San Pedro Sula, Honduras, during the period 2021–2023. A quantitative and descriptive approach was adopted, considering variables such as economic inflation, bank interest rates, residential housing demand, and construction material prices. The data were obtained from the CHICO and BANHPROVI databases. The results showed significant increases in material prices, with a minimum increase of 11% for gray cement and a maximum of 88% for stamped aluminum sheets. Likewise, housing construction prices showed annual increases of 10.86% and 10.91% in the years analyzed. On the other hand, interest rates for construction loans decreased by 5%, from 12% in 2021 to 7% in 2023, influenced by government policies. In terms of the macroeconomic context, national inflation rose steadily from 5.3% in 2021 to 6.13% in 2023, peaking at 10.9% in 2022. The 30.1% increase in the cost of the basic basket of materials caused a 69% drop in residential construction during 2023. These results highlight the need for strategic cost management to promote sustainable development in the residential sector in San Pedro Sula and provide a solid analysis that can serve as a basis for establishing important correlations with the data examined in the research.
