The growth of laser scanning and building information modeling (BIM) has impacted the process by which we document facilities. However, despite rapid advances in scanning technology, there still remains a great disconnect between the data derived from laser scans and the creation of functional as-built BIM to be used in the operation and maintenance phase of a building's life cycle. Even with the paradigm shift to BIM-centered processes, the question still remains as to how owners can be assured of the accuracy of their as-built models and supplemental documentation. This paper addresses some of the current methods used to capture and update existing facility information and also reviews several laser scanning applications currently being developed. Based on existing 2D as-built documentation available for a campus facility, a 3D BIM was created post construction. Then, using point-cloud data from a small area of the building, a case study was conducted to assess the accuracy and value of updating the previously generated BIM to better represent the as-is conditions.
