The article is based on the theory of hedonic price. An empirical study was carried out to determine the effects of various structural, locational, environmental and social factors on the market price of privately owned dwellings in the city of Helsinki, Finland. The results indicate that the distance to the city centre and the proximity of metro stations are two of the factors which significantly affect the market price of dwellings. This means that the positive and negative effects of the recently constructed metro have capitalized into the market value of property in the vicinity and in feeder transport areas.
