Bridging urban amenity capitalization and anti-gentrification research, this study examines whether Seoul’s Seongsu Sustainable Development Zone designation coincided with changes in commercial property prices. Difference-in-differences models with hedonic controls analyze 1,807 transactions (2013–2024). The baseline model shows no significant average difference, while the controlled model estimates a negative relative post-designation difference (β = −0.656, p < 0.05). Proximity to Seoul Forest does not differentiate post-designation patterns. Smaller commercial units exhibit a more negative relative price trajectory (β = −1.503, p < 0.001). The findings reveal heterogeneous market responses obscured by average estimates.
