This paper presents the results of a building inspection conducted to identify pathological manifestations and evaluate the conditions of use, operation, maintenance, and functionality of the structure and its systems. The assessment followed a systematic and predominantly sensory approach, considering user requirements. The inspected building is a commercial facility housing a medical imaging diagnostic center, with a total area of 1,150 m², including the ground floor, first floor, roof, water tanks, and external regions. It features internal drywall partitions and external cement board cladding, built with a reinforced concrete structure and masonry infill walls. The ground floor is fully operational, while the first floor is partially completed and currently unoccupied.
