A programme of archaeological monitoring and recording was undertaken during the groundworks for a rear extension within an area of Stratford upon Avon identified as being set out as a new town in the 12th century. The work was carried out in accordance with the Chartered Institute for Archaeologists' Standard and guidance for archaeological monitoring and recording (2023a) and Universal guidance for archaeological monitoring and recording (2023b). There was no evidence for significant medieval activity at the site and no finds to suggest that medieval settlement is close by. This work therefore contributes to a growing corpus of interventions that suggest that the Bishop of Worcester's new town development of 1296 was not as successful as anticipated as not all the burgage plots were developed. The remains of a brick relieving arch over a brick-lined well shared with the neighbour to the south was revealed along with the remains of a brick coal store.
