Archaeology Wales were commissioned to carry out a Cultural Heritage Impact Assessment for Flats 1 and 2, 42 - 44 Caledonia Place, Clifton, Bristol. The buildings 42 - 44 Caledonia Place are Grade II* listed (LB1282372), as examples of Late Georgian terraced merchant housing. They also lie within Character Area 8: Clifton Spa Terraces of the Clifton and Hotwells Conservation Area. The proposed development area consists of two flats that occupy the whole of the second floor of Nos. 42, 43 and 44 Caledonia Place, except for the communal staircase. The proposals are for reconfiguration of some of the existing rooms and the refitting of kitchens and bathrooms. Plans of the proposed alterations to the properties from 1922 demonstrate that the existing floor plan no longer bears any resemblance to the original terraced housing. The only original elements are the fabric of the exterior walls, dividing walls between the properties, and the central load bearing walls. Other interior walls were added in 1922. No original fixtures or fittings survive, with the interior design being principally 1920s, with some more recent alterations. Only one of the proposed changes is likely to impact on an original wall, but the wall itself is considered to be of medium value. Four other changes have a very low likelihood of causing damage to the original fabric of the building, but this can be mitigated against with careful removal or installation work. The remaining changes relate to material added to the flats in the renovation in 1922. This completely changed the design from the Late Georgian terraced properties that is the principal reason for the buildings' designations. The 1920s changes are not considered to be of cultural interest and changes to them would not reduce the existing cultural significance of the listed buildings.
