Abstract

The infrastructure of Higher Educational Institutions (HEIs) in Niger State, Nigeria, faces significant challenges due to poor maintenance culture, financial constraints, and substandard construction practices. This review explores the potential of an Artificial Intelligence (AI)-based Maintenance, Monitoring, and Management System to address these issues. By leveraging AI, Decision Support Systems (DSS), and Agile methodologies, the proposed system aims to enhance proactive maintenance, improve cost-effectiveness, and ensure sustainable infrastructure management. A systematic review of extant literature and insights from the Federal University of Technology, Minna, highlights the system\'s transformative potential. The findings call for digitalisation to bridge communication gaps, optimise resource allocation, and improve academic environments. This Study provides a foundation for future research and practical implementation of AI-driven solutions in Nigerian HEIs.
