This study develops a user manual and maintenance document using BIM, highlighting its role in enhancing building management.
Efficient building management requires the implementation of processes that ensure proper use, operation, and maintenance throughout a building’s life cycle. In this context, innovative technologies such as Building Information Modeling (BIM) have stood out in enhancing the creation and organization of technical documents in the construction sector. This study aims to develop a user, operation, and maintenance manual for a single-family residence, employing BIM and meeting the requirements established by NBR 14037 (ABNT, 2024). The research highlights the importance of this document in building management, providing users with clear and accurate information to ensure appropriate performance and durability. As a case study, a high-standard single-family residence located in Petrópolis - RJ was analyzed, with projects modeled and coordinated using Revit and Navisworks software to ensure system compliance for the development of the User Manual. The results indicate that, despite current challenges and limitations in integrating this methodology for document generation, its application can significantly reduce operational and maintenance errors and improve communication among stakeholders throughout the building’s life cycle, reaffirming the importance of this approach to improving the quality and efficiency of technical documentation in the sector.
