Exploratory research shows economic feasibility of a maintenance plan in multifamily buildings, highlighting preventive strategies and sustainability measures.
This study proposes a Building Maintenance Plan (BMP) for a multifamily residential building in Recife, Brazil, aiming to ensure operational efficiency, safety, and property value appreciation through preventive and corrective maintenance. The applied and exploratory research followed the ABNT NBR 5674/2024 standard, including system surveys, policy definitions, activity scheduling, and budget forecasting. The results demonstrated the economic feasibility of the plan, with a favorable cost-benefit ratio and direct contributions to structural preservation, sustainability, and extended building service life. Additionally, systematic preventive maintenance was found to reduce failures and emergency costs. The study highlights the importance of professionalized maintenance management and the adoption of technologies aligned with Industry 4.0 to optimize processes and enhance building management.
