Analysis shows that corporate governance and ESG transparency positively influence market performance in REITs, implying essential strategies for investors.
This study investigates the interplay between corporate governance mechanisms, environmental, social, and governance (ESG) transparency, and market performance within Real Estate Investment Trusts (REITs). A conceptual framework was developed to analyze how governance structures influence the disclosure of ESG practices and how such transparency, in turn, affects investor confidence and financial outcomes. The research problem centers on the limited understanding of whether ESG transparency acts as a mediator between governance quality and market valuation in the REIT sector. Methodologically, the study adopts a mixed empirical approach, combining panel data econometric models with content analysis of ESG disclosures across leading global REITs. Results reveal that strong governance practices are positively correlated with higher levels of ESG transparency, which significantly enhances both short-term market performance and long-term valuation stability. The findings further indicate that ESG transparency serves as a critical moderating channel through which governance credibility translates into market trust and resilience. The implications highlight the strategic importance of integrating robust governance frameworks with transparent ESG reporting to achieve sustainable growth and competitive advantage in capital-intensive industries such as real estate. This research contributes to the literature by establishing a structured analytical linkage between governance, ESG practices, and performance, providing valuable insights for policymakers, institutional investors, and REIT managers seeking to align financial objectives with sustainable development goals.
