As the building is used, the economic value and performance of the building will definitely decrease. There are factors that influence building performance, for example the environment around the building and the use of inappropriate materials. Buildings require maintenance so that they can continue to be used within the specified planned lifespan. The formulation of the research problem is to determine how much maintenance costs will be incurred by the MAN 4 Banjar Building for the next 10 years and which components will have the greatest and smallest value during the building's life cycle using the Life Cycle Cost method to measure maintenance costs for structural, architectural and electrical components. , mechanical, outdoor layout and cleanliness. The aim of this research is to determine the maintenance costs for the MAN 4 Banjar Building in the next 10 years and to determine the components with the greatest and smallest value in maintenance costs during the building's life cycle. The results of this research show that the costs incurred by the MAN 4 Banjar Building for the next 10 years (2024-2033) with an inflation rate of 4.00% are IDR 133,961,875.00 (100%). The average annual cost of maintaining the MAN 4 Banjar building is IDR 133,961,875.00 for 10 years. The largest maintenance costs during the life cycle of the MAN 4 Banjar building are electrical components amounting to Rp. 46,449,227 (34.67%) while the smallest components are architectural components amounting to Rp. 624,318.00 (0.47%).
