The stages of development of housing construction in Ukrainian cities from the beginning of the last century to the present are considered. Using the example of the city of Severodonetsk, the state of the existing residential buildings was examined at the beginning of 2022. It was revealed that 72% of the housing stock was in satisfactory condition and needed only routine maintenance. The other 28% of residential buildings needed renovation; these are buildings that were built mainly over 50 years, that is, in the first and partially second planning districts of the city. A visual inspection of the housing stock of Severodonetsk was carried out and the main problems of development of the I and partially II planning districts were identified: – high obsolescence of the buildings of the first series is manifested in the following: inconvenient layout of apartments, insufficient variety of apartments in terms of area and number of rooms; small area of living rooms, kitchens and common areas, bathrooms combined with a toilet; uncomfortable layout that does not meet the needs of modern residents (the number and size of modern furniture, kitchen and utility equipment); – moral and physical wear and tear of engineering equipment of buildings built more than 50 years ago: power grids are not designed for the number and power of modern electrical appliances that residents constantly use in their everyday life; loosening of fastenings and absence of individual devices, damage to the insulation of main and intra-apartment networks; without proper repairs, internal water supply and drainage networks corrode, fail, and flood basements with water and sewage; – long term and improper operating conditions of residential building structures of the first series lead to the loss of their load-bearing capacity and a component of physical wear; – presence of non-compliance of the development with modern building codes, etc. Studies of the state of residential development in Severodonetsk at the beginning of 2022 were carried out to further analyze the damage during the fighting and find ways for the post-war reconstruction of the city.
