Significance Banks in larger EU states are heavily exposed to European and US CRE markets, which have further to fall in 2024. Writedowns are underway, dealing a blow to sentiment and harming the ability of banks to support economic recovery. Impacts Most real-estate loans are held by lenders that are sufficiently diversified, sectorally and regionally, to be shielded from a long slump. Post-2008 developments such as the growth of real-estate investment trusts and non-financial firms’ property exposure may hike volatility. Regulators will fear banks’ CRE exposure more than the institutions themselves do as bank balance sheets do not fully capture CRE lending. Around EUR40bn (USD43bn) of European CRE debt will mature this year; losses and distressed asset sales will rise.
