Assessment demonstrates neutral impact on heritage assets from residential development in Erdington, suggesting positive conservation.
Assessment of the impact of the proposed development on surrounding heritage assets The proposed development is located in an area already home to a number of recent buildings. It will not have any effect on the importance or significance of any of the nearby heritage assets. The proposals replace disused modern buildings in what is already a multi-period area. At present the views from the historic buildings to the development area are of disused industrial and car sales buildings, all recent in date, and considered to be somewhat run-down. Their replacement with clean modern buildings, which do not block views of any historic buildings, is therefore a neutral change. Recent low rise buildings are being replaced with low rise modern buildings - the setting in essence is unchanged and the importance of the heritage assets is unaltered. In many respects the proposals are a conservation positive as well-designed buildings will replace an assortment of dated structures.
