The purpose of this study is to analyze the structure and type of Jeonse fraud and to draw the type specific improvement measures and solution. Jeonse has been an occupying type unique to Korea for a long time as the tenants can seek the stable housing at a low cost. The Jeonse deposit is protected in accordance with Housing Lease Protection Act and Jeonse deposit return guarantee, but there still remains a blind spot. Many collective Jeonse frauds fraudulently manipulating the market price to swindle deposits occurred recently, which has become a major social problem. In particular, young people and newlyweds who lack social experience suffer considerable damage. It is estimated the ratio of Jeonse deposit among their household asset is very high, and the property protection and the housing stability are very vulnerable. The types of Jeonse fraud are drawn and the problems are analyzed through literature study and preceding study. The preceding studies are about the improvement of Housing Lease Protection Act and the expansion of Jeonse deposit return guarantee. However, it has the limitations. As a result of study, Jeonse frauds brought various types of right accidents other than guarantee accident, and this study roughly organizes Jeonse frauds into 8 types. It suggests this study can contribute to the property protection and housing stability of tenant through the type specific solutions of Jeonse fraud. I hope this study can contribute to the housing stability by protecting Jeonse deposit that takes up a very high proportion in the household assets.
