Comparative analysis reveals contrasting marketing strategies in luxury and affordable housing, indicating adaptive needs.
This paper analyses the contrasting marketing strategies applied to luxury and affordable housing segments in India over the last seven years (2018–2025), drawing on secondary data from real estate analytics, industry reports, and price and sales trend summaries. The luxury segment in Indian metropolitan regions has seen strong growth in price, sales share, and developer focus, driven by rising incomes, preference for premium living spaces, and increased investor confidence. Conversely, the affordable housing segment has faced challenges related to supply contraction, rising costs, and shifting consumer interest, resulting in declining sales share and slower price appreciation. The study contrasts positioning, promotional emphasis, price communication, and channel strategies in each segment. Findings indicate that luxury housing marketing leverages lifestyle appeal, exclusivity, aspirational branding, and targeted digital campaigns, while affordable housing prioritizes value communication, financial accessibility messaging, and broader outreach through mainstream portals. The divergence in performance metrics shows a structural shift in market dynamics, demanding adaptive and differentiated marketing approaches. These insights provide valuable guidance for real estate developers and marketers seeking effective strategies tailored to segment-specific consumer motivations in India’s evolving residential property landscape.
