Purpose: This study aims to analyze the importance of common space planning elements in small officetels to enhance residential satisfaction. As officetels increasingly serve as practical housing for single-person households, optimizing external common spaces is essential to overcome the physical limitations of individual units. Method: Through a literature review, common spaces were classified into five categories: Basic Living, Convenience, Community Interaction, Business, and Leisure & Activity. A case study of 25 officetels in Cheonan City was conducted to assess current installation rates. Subsequently, a survey of 52 architectural experts was performed, utilizing multiple regression analysis to determine the spatial importance and key influencing factors. Result: A significant mismatch was found between actual installations and expert perceptions. While experts highly valued ‘Convenience’ spaces, the actual installation rate was only 8.0%, showing a disproportionate focus on legally mandatory ‘Basic Living’ facilities (100%). Regression analysis revealed that ‘Community Interaction’ is the most crucial category for overall importance. Furthermore, purpose-driven areas—such as party rooms, multi-rooms, and business lounges—were identified as key influencing factors that maximize spatial value. Consequently, institutional guidelines and incentives are urgently needed to promote diverse and practical common spaces.
