In this study, the financial performance of 47 Real Estate Investment Trusts (REITs) listed on Borsa Istanbul was comparatively evaluated for the years 2021-2024 using the TOPSIS method. In the evaluation, six ratios obtained from the financial statements, namely, liquidity, profitability, efficiency, capital structure, and risk indicators, were equally weighted and used as performance criteria. The analysis revealed that the performance of REITs changed over the years, with some REITs rising and others falling in performance within the sector. Each REIT can evaluate its position within the sector by following the results of this study and make more informed strategic decisions. The findings are expected to be useful for current and potential investors in the REIT market. Investors who know companies’ financial performance before investing in shares can make more rational decisions. However, it should be borne in mind that the performance of REITs is influenced not only by the investment and financing decisions taken by their management but also by the conditions of the country’s economy and sector. This study contributes to the literature by providing an analysis covering all REITs traded on Borsa Istanbul in Türkiye.
