Randomized trial assesses delay factors in building construction projects, suggesting management improvements.
The study focused on assessing the impact of delay in building construction project in Enugu East, Enugu State. The broad objective of the study is to assess the impact of delays in building construction projects in Enugu East, Enugu State with a view of providing ways to minimize delays in building construction projects in Enugu East, Enugu State, Nigeria. The specific objectives are; to identify the client, contractors and consultant related factors causing delay in building construction project in Enugu state; to determine the management of the factors causing delay in building construction project in Enugu state; to examine the effect of factors causing delay in building construction project in Enugu state. The survey research design was used for the study. The researcher narrowed the sample observation to consultants, contractors and clients in Enugu East for feasibility reasons, the target population of this study shall be 200 registered contractors in Enugu East, 75 consultants and 400 clients, which summed up to 675 respondents. Sample size of 210 was gotten through Taro Yamane formula. The findings of the study reveals that the contributing management factors in building construction. The result shows that employment of competent contractors with a mean index of 4.14, Effective planning from both the clients, consultants and contractors with a mean index of 4.09, Mistakes and discrepancies in design should be avoided with a mean index of 4.05, Insufficient finance should be eliminated on with a mean index of 3.93, the researcher believed that the identified items are the contributing management factors in building construction. Furthermore, the result of the third objective indicates that Creating doubt in the minds of the clients which has a mean index of 4.30, Abandonments of project with a mean index of 4.21, Collapse of building with a mean index of 4.17, Delay leads to mistakes in the original plan. with a mean index of 4.13, Increased production cost with a mean index of 4.09, Dispute and litigation with a mean index of 4.04, Reputational Damage with a mean index of 4.00, Quality compromise with a mean index of 3.96 and Extended disruption with a mean index of 3.92. the grand mean total which is 4.06 indicates that the identified items are the effect of delay in building construction project in Enugu State. The study recommends that delay in building construction should be properly handled by the professionals in the field to avoid cost overrun.
