Computational modeling study demonstrates optimal building information modeling procurement for project owners, highlighting maximized performance under budget constraints.
Purpose Building information modeling (BIM) offers a tailored approach to project delivery. However, while owners increasingly recognize the potential of BIM, they may struggle to see beyond its initial costs. This study is to help owners select an optimal portfolio of BIM procurement items within budget constraints to maximize the performance and benefits of BIM. Design/methodology/approach This study presents a hierarchical value model to help owners select an optimal portfolio of BIM procurement items that is aligned with their BIM goals and maximizes benefits. The model employs a means-end chain (MEC) to construct a hierarchy value network by considering the owner's preferences and the values of various BIM items. To optimize procurement within budget constraints, an ant colony optimization (ACO) algorithm is integrated into the proposed model to optimize BIM performance values based on the owner's preferences for BIM goals. Findings The resulting solution set contains BIM items that are compatible with the owner's goals and budget, thereby providing valuable guidance for informed decision-making during the owner's BIM procurement process. Originality/value While numerous studies have focused on BIM implementation, research dedicated to selecting the most appropriate BIM applications based on their performance value is lacking. This study rigorously quantifies the value of potential BIM procurement items by using performance values and connection links within the BIM hierarchy value network. It contributes to the selections and adjustments based on specific budget constraints and the owner's goals.
