Econometric analysis reveals that cryptocurrency adoption boosts housing investment in the Eurozone, indicating that digital asset shifts influence broader property market stability.
The expansion of cryptocurrencies has started to influence several traditional markets, including real estate. When digital assets gain value or wider acceptance, they can generate additional liquidity and perceived wealth that may partly spill over into property investment. At the same time, their extreme volatility and uncertain regulation introduce new forms of financial risk that can affect investors’ confidence and market behaviour. This paper investigates how these forces interact within the Eurozone, where both digital finance and housing markets are highly integrated yet subject to distinct national conditions. Relying on quarterly data from 2009 to 2024, we estimate a Bayesian Structural VAR model to explore the transmission from cryptocurrency dynamics to real estate activities. The results reveal that higher crypto adoption tends to stimulate housing investment and transactions, whereas volatility and regulatory tightening have the opposite, short-lived effect. For investors, the findings underline that monitoring crypto market signals and regulatory changes may improve portfolio diversification and risk management decisions.
