This study examined the applicability of adaptive reuse as a strategy for improving the functionality and sustainability of existing buildings. The study focused on identifying the major features and components applicable to adaptive reuse and assessing their relevance to contemporary property development. Data were obtained from practicing Estate Surveying and Valuation firms in Lagos with a total response of 172 which was then analysed using descriptive statistics, particularly frequency, percentage, weighted mean score and standard deviation. The findings revealed that several adaptive reuse features, including flexible space tilization, improvement of building services, retention of existing building components and incorporation of sustainable design principles were applicable to existing buildings. The study further established that adaptive reuse can extend the useful life of buildings, reduce demolition & construction waste, promote more efficient utilization of existing infrastructure amongst others. However, factors such as renovation costs, building condition, regulatory requirements, technical expertise and compatibility of proposed uses may constrain its implementation. The study thus concludes that adaptive reuse provides a viable approach to sustainable property development when supported by appropriate feasibility assessment, regulatory frameworks, financing and professional expertise. Thus, the study recommended greater consideration of adaptive reuse in property development and urban regeneration programmes.
