This study evaluates the longitudinal trends in residential properties' rental values across the five core local government areas of Ibadan metropolis . Rapid urbanization, structural housing deficits, and macroeconomic volatility in Nigerian urban centres have triggered continuous adjustments in residential rents, creating profound challenges for urban housing affordability and investment appraisal. Adopting a cross-sectional and longitudinal descriptive survey research design, primary data was harvested through structured questionnaires administered to 300 respondents, achieving a 91.33% valid response rate.. Data was analyzed using descriptive statistics as well as inferential statistics The empirical findings reveal that. Residential rental values across all analyzed housing typologies experienced continuous upward escalation, registering cumulative increases ranging between 166.67% and 240.00% over the ten-year period, with the sharpest acceleration occurring post 2021. Low density planned neighborhoods recorded the highest absolute rental appreciation rates due to superior infrastructure and institutional demand. Macroeconomic indicators specifically the Consumer Price Index / inflation rate and building material replacement costs are the primary catalysts driving rental value adjustments, accounting for 78.1% of the total variance in rental movements. The study concludes that while residential real estate in Ibadan metropolis demonstrates robust inflation hedging capabilities for investors, aggressive rent escalation severely exacerbates housing affordability for low and middle income urban households. The study proffers vital recommendations, including the establishment of a centralized public real estate databank by the state government and professional bodies, infrastructure decentralization, and the adoption of structured lease review mechanisms by practicing estate surveyors.
