The rapid advancement of digital technology has transformed marketing strategies across industries, including the property sector, as digital platforms increasingly mediate the relationship between firms and customers (Dwivedi et al., 2021). Property developers are increasingly required to adopt digital marketing approaches to improve customer engagement and maintain competitiveness. This study analyzes the implementation of digital marketing strategies in increasing property sales at PT Anugerah Nusa Sejahtera Demak using a qualitative case study approach, collecting data through observations, in-depth interviews, and documentation. Data were analyzed using the interactive model of Miles, Huberman, and Saldaña (2014). The findings indicate that the company has implemented various digital marketing strategies, including social media marketing, website utilization, Google Ads, Facebook Ads, WhatsApp Business, content marketing, and digital customer relationship management. These strategies expand market reach, strengthen brand awareness, improve customer trust, accelerate communication with prospective buyers, and increase sales opportunities, consistent with findings in the Malaysian and Indonesian property markets (Ho et al., 2024; Riskiya et al., 2026). Challenges remain, including the need for more consistent content management, search engine optimization, and systematic performance evaluation. This study implies that integrating multiple digital marketing platforms supported by responsive customer service can improve property marketing effectiveness and organizational competitiveness in the digital era.
