This study conceptualises vacant-house issues as a dynamic urban phenomenon emerging from interactions between the spatial configuration of urban elements and residents’ behaviour. It develops an urban dynamics simulation model that integrates a cell-based urban model with an agent-based model to examine the emergence and clustering of vacant houses. Experiments with varied initial conditions and intervention rules show that urban dynamics depend more strongly on spatial configuration than on initial proportions. The findings suggest that effective interventions differ according to underlying spatial structures, demonstrating the value of agent-based modelling as a formalised exploratory approach for comparing urban intervention scenarios.
