This study examined the feasibility of smart vacant house management using consumer IoT devices through a 204-day field experiment in Uki City and a survey of vacant house owners. The experiment showed that remote operation of cleaning, ventilation, water flow, and monitoring is possible, and that device configuration can reduce human intervention, although long-term operation remains constrained by app updates and compatibility issues. The survey identified owners with short vacancy periods, high visit frequency, and sale intentions as potential adopters. Future work will evaluate management effects, develop hybrid models, and explore service and business frameworks.
