Despite Ghana's Land Act, 2020, title registration remains limited to a few gazetted districts. This study examined institutional processes, opportunities, and constraints affecting district expansion in the Ashanti Region. A concurrent embedded mixed-methods approach involving 60 stakeholders employed chi-square analysis, descriptive statistics, and thematic analysis. Corruption and high registration fees emerged as major constraints, while governance-related opportunities outweighed perceived economic benefits. The study recommended one-stop service centres, anti-corruption measures and stronger customary-statutory institutional partnerships. The findings highlight the need for administrative coordination, institutional accountability, and protection of landholders' rights to facilitate the expansion of title registration districts.
