This study examines valuation practice for compulsory land acquisition in Uganda from the registered valuers’ perspectives. Data from 74 valuers were analysed using descriptive statistics, Chi-square tests, and Spearman’s Rank-Order Correlation. Findings indicate that compensation assessment remains heavily reliant on Sales Comparison and Replacement Cost methods, with limited use of non-market valuation techniques. Key challenges include outdated statutory compensation schedules, delayed payments, inadequate market data, and limited consideration of livelihood losses. The study contributes empirical evidence from valuers, although its cross-sectional design and Uganda-specific sample limit generalisability. It highlights the need for responsive valuation frameworks and improved land-market information systems.
