The article examines the morphotypes of historical development in Samara: wooden, exemplary, mixed (non-structural), representative. These morphotypes are typical of regular urban estates – the main layer of buildings in the historical settlement. Each of them is analyzed by the following parameters: location relative to the core of the historical center of the city, degree of preservation, density of development, class affiliation, material of execution, architectural style, parametric data and functional purpose. It is concluded that in addition to the differences in the indicators of the designated parameters, each morphotype of development corresponds to the levels of density of development and is located radially relative to Revolution Square – the core of the historical center of Samara.
