Quantitative analysis reveals that corporate governance and liquidity impact NAV discounts in European real estate, indicating market inefficiencies.
The dynamics of net asset value (NAV) discounts in European real estate companies have attracted growing academic and practical attention, as they reflect complex interactions between firm-level financial characteristics, governance practices, and market perceptions. This study proposes a data-driven framework to quantitatively analyze how corporate governance, environmental, social, and governance (ESG) integration, liquidity, and investor sentiment shape NAV discount patterns. The research problem is grounded in the persistent misalignment between market valuation and intrinsic firm value in the real estate sector, which raises questions about transparency, accountability, and market efficiency. A quantitative methodology employing econometric modeling and statistical analysis is applied to firm-level financial datasets across European listed real estate companies, enabling systematic evaluation of financial performance indicators and governance variables. The results indicate that stronger governance frameworks, higher ESG transparency, and improved liquidity conditions are consistently associated with narrower NAV discounts, while investor sentiment and market inefficiencies amplify valuation gaps. These findings suggest that financial characteristics and governance mechanisms are not merely correlational but act as key determinants of firm-level valuation in the European context. The implications extend to policymakers, corporate managers, and investors, providing empirical evidence to guide governance reforms, investment strategies, and sustainable growth pathways in real estate markets. This study thus contributes both theoretically and practically by advancing understanding of NAV discount determinants and by offering a predictive framework that aligns firm-level financial management with global standards of accountability and efficiency.
